OurDoorLoop: Provides only basic tenant screenings including a background check, credit check, eviction history check, and bankruptcy check powered by TransUnion. For an additional $30, you can promote rentals on over 20+ popular sites, includingDoorLoop: Listing syndication is available with the Pro and Business plans, promoting listings on Dwellsy and RentalSource. To promote units on popular sites like Zillow, Trulia, and Hotpads, you’ll need to contact Zillow and pay an additional fee. This could mean paying $139.00/mo + additional fees for listing partners.
TenantCloud: Offers online payments via debit, credit, ACH, and cash. Users can set up autopay in daily, weekly, and bi-weekly increments. ACH Transaction fees vary by subscription plan, starting at $1.50. Tenants enrolled in Rent Reporting through TenantCloud can also have their ACH transaction fees waived as long as they’re enrolled. Card processing fees for credit/debit are currently 3.5% + $0.30. There are no hidden fees for connecting your bank. Landlords enjoy being able to add multiple bank accounts and virtually legal entities and set up automatic transactions to specific accounts. Need to refund a payment such as a security deposit? TenantCloud makes it easy. Tenants can also make payments directly through a separate tenant app.
DoorLoop: DoorLoop accepts payments online via a credit or debit card after a one-time, non-refundable fee of $49/per bank account. There are some drawbacks, however. Security deposits, for instance, are not automatically deposited into a separate account. Additionally, there is no dedicated report to show security deposit payments, making it difficult to transfer these funds from one account to another. DoorLoop also currently does not support online refunds, so any refund transactions must be done manually.
TenantCloud: TenantCloud provides a comprehensive suite of landlord documents, starting with the Growth plan. These include state-specific forms, tax-related forms, addendums, security deposit receipts, and property management agreements. Users have the ability to create documents right in their dashboard or download PDFs, ensuring you can have everything signed with eSignature.
DoorLoop: DoorLoop allows you to upload your own lease, which can be signed online with their built-in eSignature feature. eSignature pricing starts at $3 per document on Starter, $1 per document on Pro, and free on Premium. DoorLoop does not offer lease agreement templates, so you must provide your own. There's currently no workflow for managing move-ins and move-outs, so you'll also need to manually end a current lease before signing a new one.
TenantCloud: TenantCloud provides a range of financial tools, including income and expense tracking, bank reconciliation, and QuickBooks integration. Users with Growth plans and higher can easily generate dozens of reports, including 1099-NEC and 1099-MISC forms, directly from the dashboard for tax season. The Tax Preparation Report aligns with IRS Schedule E categories and offers clear insights into your financial data, available in both Excel and PDF formats.
DoorLoop: DoorLoop provides basic accounting features, including custom reports, cash flow tracking, and a customizable chart of accounts. QuickBooks integration is available with Pro and Premium plans, priced between $139 and $199 per month. However, the starter plan at $69 per month only allows PDF exports of the dashboard, limiting customization. Additionally, there is no Schedule E form, and tax preparation reports are quite restricted.
TenantCloud: Provides comprehensive maintenance management across all subscription tiers, allowing landlords to track repair requests, coordinate with service professionals, and manage invoices. Pro and Business plans also feature a maintenance board for enhanced task organization. Plus, with a built-in Move-in/Move-out inspection tool, landlords and tenants can submit direct maintenance requests if they find a need for one during their walkthrough. Users can also receive invoices and pay service providers.
DoorLoop: The platform offers maintenance management capabilities, including managing tenant requests, handling work orders, and setting up automated workflows. There are currently no move-in or move-out inspection tools, so any maintenance needs that come up during an inspection will need to be submitted through the maintenance platform separately.
