Tenant Screening

TenantCloud: We offer a simple application process that allows users to receive applications in their dashboard from a variety of listing sources. We also partnered with TransUnion and Asurint to offer robust screening solutions starting at $30 with 10 package options to choose from. You can receive the same ResidentScore through TransUnion, as well as in-depth income requirements with Income Insights. Our Tenant Screening background checks are 99.9% accurate. Plus, landlords can request a screening report even without an application with just the click of a button.

Stessa: Includes credit reports, background checks, and income verification. Pricing ranges from $29 to $49, with additional income verification add-ons available for $10. Background checks are paid for by the landlord and cannot be distributed to applicants. The full credit report is provided by TransUnion, and the background check is conducted by RentPrep, integrated directly into the Stessa dashboard.

Listing Syndication

TenantCloud: Landlords with any plan can advertise on Rentler, Realtor, and Apartments.com with one click at no additional cost. For an additional $30, you can promote rentals on over 20+ popular sites, including Tenant Turner, Rent.com, RealtyStore.com, Redfin, Rentals.com, Oodle, Apartment Guide, RentalSource, Rentalads.com, and Zumper. On average, landlords who list on TenantCloud receive 4 applications per listing.

Stessa: Users can syndicate their listings on Zillow, Trulia and HotPads. You need to set up paid accounts on the partner sites, and the number of listings is limited to those platforms. Stessa syndicates listings to the ILS (internet listing services), but they do not have an option to automatically update listings later on.

Online Payments

TenantCloud: Offers online payments via debit, credit, ACH, and cash. Users can set up autopay in daily, weekly, and bi-weekly increments. ACH Transaction fees vary by subscription plan, starting at $1.50. Tenants enrolled in Rent Reporting through TenantCloud can also have their ACH transaction fees waived as long as they’re enrolled. Card processing fees for credit/debit are currently 3.5% + $0.30. There are no hidden fees for connecting your bank. Landlords enjoy being able to add multiple bank accounts and virtually legal entities and set up automatic transactions to specific accounts. Need to refund a payment such as a security deposit? TenantCloud makes it easy. Tenants can also make payments directly through a separate tenant app.

Stessa: Offers online rent collection via ACH, paper checks, or cash only. To receive rent payments from tenants, users need to set up a Stessa Cash Management account first. Besides monthly invoices, users can set up automatic reminders and late fee controls.

Lease Templates

TenantCloud: TenantCloud provides a comprehensive suite of landlord documents, starting with the Growth plan. These include financial reports, state-specific forms, tax-related forms, addendums, security deposit receipts, and property management agreements. Users have the ability to create documents right in their dashboard or download PDFs, ensuring you can have everything signed with eSignature.

Stessa: Stessa Pro users have access to a library of 60+ landlord forms, while Manage users have access to one free Standard Lease Agreement. E-signatures are limited based on the plan: Essentials users get 1 per month, and Pro users get 7 per month. Free plan users must download their documents, as e-signing is not available.

Property Accounting

TenantCloud: TenantCloud provides a range of financial tools, including income and expense tracking, bank reconciliation, and QuickBooks integration. Users with Growth plans and higher can easily generate dozens of reports, including 1099-NEC and 1099-MISC forms, directly from the dashboard for tax season. The Tax Preparation Report aligns with IRS Schedule E categories and offers clear insights into your financial data, available in both Excel and PDF formats.

Stessa: Stessa offers basic accounting tools with the ability to export dashboard data and access a limited number of financial reports. More advanced reporting features, including additional tax resources, are only available to Pro users. While useful for basic tracking, users may find limitations in flexibility and depth unless they upgrade to the Pro plan.

Maintenance Requests

TenantCloud: Provides comprehensive maintenance management across all subscription tiers, allowing landlords to track repair requests, coordinate with service professionals, and manage invoices. Pro and Business plans also feature a maintenance board for enhanced task organization. Plus, with a built-in Move-in/Move-out inspection tool, landlords and tenants can submit direct maintenance requests if they find a need for one during their walkthrough. Users can also receive invoices and pay service providers.

Stessa: The Stessa Maintenance tasks is a Manage and Pro subscription tool to create, manage, and track maintenance tasks associated with your property. Users can use maintenance tracking for their reporting.
