Main features of screening services

As a landlord, you want to find tenants you feel confidence in, tenants that treat your property well and pay rent on time.

When filling out the Rental Application, potential tenants provide personal information to help you, as the landlord, to make a decision. To avoid a situation where a prospective tenant might omit information that would be important for you to know, we recommend screening rental candidates before signing a lease.

How does it work

With TenantCloud you don't have to search for any third-party screening service. Screening Reports are available within the TC software.

Tenant Screening Reports offered by TenantCloud are the following:

  1. Background Check by RentPep $22,95.
  2. Credit Check  $38.
  3. Full check report (COMING SOON).

Background Check powered by RentPrep offers superior tenant screening service, all completed by FCRA Certified Screeners - something that not many other tenant screening companies can say.

Within the screening report, you are welcome to check :         

  • SSN Verification. This is an important step in verifying the identity of the applicant.
  • Address History. RentPrep will provide address history so that you can verify the information matches up with what was provided on the rental application.
  • National Eviction Search. RentPrep search databases to provide you with eviction history on your applicant. Screening report also includes data on evictions that we’re served but never fully processed. This is common in cases when a tenant pays rent late after being served a notice to quit.
  • National U.S Criminal Search. RentPrep accesses all 50 states.
  • U.S Sex Offender Search. Searches the national sex offender registry database providing you with the information about the offender status of your applicant.
  • Global Homeland Search. Individuals or organizations included on the Global Homeland search may be involved in terrorist activities, money laundering, illegal imports, fraud against government agencies, violations of federal banking regulations, or drug trafficking.
  • Bankruptcies Search. RentPrep will search nationwide databases to provide all reportable bankruptcies on your applicant.

Within TenantCloud, you are able Credit Check report. It is a soft pull on your applicant’s credit and gives you a specific credit score where our credit check is based on a pass/fail metric. If your applicant passes you will be told they met your criteria. If they fail you will be given a list of reasons why they failed the credit check.

The package includes the following:

  • + Full Credit Report with ResidentScore. The full credit report is exclusive to the SmartMove product we offer and is included in the $38 price. This gives you the applicant's specific credit score and full credit report.

You can also request a screening report from your applicant. There are few ways to do it:

  • While creating your property manager's account, select “I want to add and screen an applicant” onboarding scenario.
  • Request screening report from an applicant, who has submitted their rental application online.
  • Add rental application manually and then request screening report.
  • In the process of submitting a listing. In this case, your tenants will be responsible for the payment and you will require a Credit Check report.

Can I request screening report from an applicant?

 

NOTE!  If a Background Check report is placed during business hours, it’s around an hour turnaround time. Otherwise, the results will be received as soon as possible the next business day. Credit Check can be received 24/7 and area as quick as it takes the applicant to answer their email request.

Credit check report is available and can be downloaded within 35 days, Background report- one year.

You’ll only be charged for successfully completed application.
